A 31โ€‘yearโ€‘old man identified as Danielโ€ฏCloutier was shot in the back by his tenant, 28โ€‘yearโ€‘old Michaelโ€ฏAmpier, during a physical altercation in the garage of a residential property in Quebec on Tuesday evening. The dispute erupted after Cloutier, who had taken over the lease of the house and become its landlord, confronted Ampier about unpaid rent and alleged damage to the property.

The incident highlights growing tensions in Canadaโ€™s rental market, where soaring housing costs have pushed many renters to sublet or assume landlord responsibilities without formal training. Legal experts say the line between tenant and landlord can blur when a renter assumes ownership duties, increasing the risk of disputes that can turn violent. Recent data from the Canada Mortgage and Housing Corporation shows a 12โ€ฏpercent rise in landlordโ€‘tenant complaints over the past year, many involving unpaid rent and property damage.

According to police reports, the confrontation began when Cloutier entered the garage to retrieve a toolbox. Ampier, who was inside, brandished a kitchen knife. The two men struggled, and Cloutier managed to draw a handgun from his waistband. He fired once, striking Ampier in the back. Firstโ€‘responders found Ampier unconscious but breathing; he was taken to a regional hospital with a gunshot wound to the spine. Cloutier was placed under arrest at the scene and is being held on charges of attempted murder and illegal possession of a firearm.

The Royal Canadian Mounted Police have opened a homicideโ€‘style investigation, and the case will be forwarded to the provincial Crown prosecutor for potential charges. Officials say the tragedy underscores the need for clearer guidelines on subletting and landlordโ€‘tenant responsibilities. Community groups in the area are calling for mandatory conflictโ€‘resolution training for anyone who assumes landlord duties, hoping to prevent similar violent outcomes in the future.
