Why does nobody talk about how to actually negotiate house prices?

yeah but what about the fact that our realtor is just trying to sell the place for their commission not even giving us a fair SHOT at negotiating we need some concrete advice on how to deal with them without getting bullied into a higher offer or paying ridiculous closing costs

We keep talking about gathering comps and crunching numbers but what about actually negotiating with the seller? nobody mentions anything about tone and body language, the importance of not leading with lowball offers, or pushing for repairs in a way that doesn't scare off the seller

tried negotiating house prices wiht real estate agents before, lmao they always try to spin it as "market driven" but honestly just research comparable sales in the neighborhood and make lowball offers, like, 5-10% below asking price, been successful a few times

been lurking and finally made an seperate separate* but what really hit me is that ppl are so focused on the end result of negotiation, not the actual prep work that goes into it. nobody talks about fact-checking the listing price against comparable sales, which is honestly where the whole game starts.

First time posting but isn’t the real issue that sellers just list at what they think they can get, and buyers lowball because they assume the seller is overpriced anyway imo

Just sold my old condo to my coworker last year and I swear it was like pulling teeth to agree on a price, we both knew exactly what it was worth but somehow ended up fighting over 5k, I mean who comes up with these arbitrary numbers anyway??

Nah but fr—my realtor once told me to lowball 15% below asking just to see what happens, and the seller countered at 8% off. ended up closing at 10% because they were desperate to move. people act like negotiation is some dark art but it’s really just math + timing.

yeah that works for lowballing but for me its been way more effective to do research on similar houses in the area like what they sold for last yr and find comps that back up my offer, its way harder to deny a legit offer than a random number

Wait, why do people act like the ASKING price is some kind of sacred number? Like, I just saw a house listed for $450k and it’s been sitting for months—why wouldn’t you start at $400k and see what happens?
